How is gutter cleaning priced?
Flat rate per project, based on total linear footage of gutter, number of stories, and roof accessibility. Most single-story Bay Area homes run $175-$275 and two-story homes $275-$450. The quote you receive in writing is the price you pay — no surprise add-ons unless you ask us to perform additional repair work.
How often should I have my gutters cleaned?
Twice a year is the standard recommendation for most Bay Area homes — once in late spring (after pollen and seed drop) and once in late fall (after the leaves are down). Homes with heavy tree cover, pine needles, or a flat-roof section may benefit from three cleanings per year. We are happy to set up recurring service at a discount.
Is clearing the downspouts included?
Yes. Every gutter cleaning includes a full downspout clear from rooftop to ground level. If a downspout is buried underground we will trace it to the exit and note if it needs separate flushing. We verify the full system by watching water exit every downspout cleanly at the end of every job.
If you find gutter damage during cleaning, do you fix it?
We do not perform repair work during the cleaning itself — that is not what you booked us for. What we do is document everything we see (sagging sections, separated joints, missing hangers, rust, leaks at seams) with photos and report it back to you in writing. You then decide what to prioritize and whether to bring in a roofer or gutter specialist.
Do leaves and pine needles require different approaches?
Yes. Leaves come out easily by hand or with a scoop. Pine needles mat together and tend to stick to the bottom of the gutter channel — clearing them takes more time and a different tool. Homes under pines typically see faster clog recurrence, which is one reason we recommend three yearly cleanings for those properties.
What if water is overflowing and pooling near my foundation?
That is usually a sign that downspouts are not discharging far enough away from the house or that underground drain lines are clogged. We assess the discharge points during every cleaning and flag any that need extension or unclogging. Adding a splash block or downspout extension is a small, low-cost fix we often recommend at the same visit.
Can you handle multi-story homes and steep roofs?
Yes. Our crews are trained on ladder safety for two- and three-story homes, and we use roof anchors and stabilizers on pitches that warrant them. We will not send anyone onto a roof that is unsafe in current weather conditions. Quote requests with photos of roof height and pitch get the most accurate estimates.
